Finding a perfect property in a hot market can be extremely tough. A local investor client wanted a home with future income potential (subdivision/granny flat), but the property market was hot then, and the properties were selling fast. 

We found a charming family home in Charmhaven that ticked all the boxes. It boasted a spacious 696sqm block, ideal for future development. However, the property was already under contract. 

But here’s where my experience as a buyer’s agent comes in.

I communicated with the selling agent, expressing my client’s continued interest. My persistence paid off when the initial buyer’s cooling-off period expired, and the property unexpectedly became available again. This window of opportunity was narrow, and time was of the essence.

Thanks to pre-arranged inspections and having finance approval already in place, we were able to move quickly to secure the property.
